The Project

A new wall was planned adjacent to the existing building. Introducing additional load without first addressing underlying soil conditions could have resulted in:

The site required precise targeting to ensure that only the affected zones were treated; misaligned injection patterns could impact nearby utilities or create unnecessary costs. 

Healthcare facilities demand zero tolerance for structural risk. Any soil movement beneath load-bearing elements can compromise adjacent construction, utilities, and interior finishes. The hospital required a proactive foundation repair and soil stabilization solution that could be performed safely, cleanly, and efficiently without disrupting critical operations. 

 

The Challenge

  1. Aging Structure with Documented Settlement

Cracks had already formed at the base of the building, indicating that the supporting soils had experienced movement over time. While prior construction efforts attempted to compact or treat the soil, the methods used decades ago lacked the precision and verification standards available today.

Performing soil stabilization and foundation repair at a major hospital requires:  

  • Low vibration methods
  • Minimal noise
  • No excavation spoils
  • Controlled access and safety coordination 

Traditional excavation or underpinning would have been disruptive, time-consuming, and operationally challenging. 

Root Cause Analysis 

The subsurface conditions reflected dense but inconsistent soils likely influenced by historic construction activity. While some areas exhibited relatively compact material, others contained weak pockets that allowed settlement to occur over time. 

In commercial structures of this age, soil variability is common due to: – Older compaction standards
– Construction staging and backfill variability
– Long-term vibration and loading cycles 

These inconsistencies reduce uniform load distribution beneath foundations, leading to cracks and minor differential movement. 

The appropriate solution required targeted soil stabilization and foundation repair, not surface-level cosmetic correction. 

 

The Solution

Helicon deployed AP600 one-part polyurethane chemical grout, specifically selected for excavation assist and structural soil stabilization in commercial settings.

Installation Scope & Execution 

Injection Mapping 

Before installation, Helicon carefully mapped injection locations to ensure accurate targeting of the affected wall zones. Each injection point was strategically placed to reinforce soil beneath the existing foundation while preparing the ground for new wall construction. 

Total Injection Points: 68 

A total of 68 injection points were installed to achieve uniform soil stabilization across the treatment area. 

Controlled Injection Process 

At each location: 1. Small-diameter injection ports were installed.
2. AP600 polyurethane was introduced under controlled pressure.
3. Expansion filled voids and densified loose soil pockets.
4. Soil bearing capacity increased as the material cured. 

Technicians monitored material take and ground response in real time to ensure optimal densification without over-pressurization.
