The Project
Property Overview
- Location: Punta Gorda, Florida (Charlotte County)
- Structure Type: Residential rental property
- Primary Concern: Foundation cracks and uneven floors
- Objective: Stabilize the foundation before interior renovation and tenant occupancy
The homeowner initially became aware of the issue when cracks appeared in the home’s foundation several years ago. At the time, the movement appeared minor. However, the problem accelerated dramatically after a large plumbing leak along the back wall of the home was left running for an extended period of time by a tenant.
Water infiltration beneath a foundation is one of the most common causes of structural settlement in Florida homes. When water saturates sandy soils, it can wash away soil particles, create underground voids, and reduce soil density beneath a concrete slab.
Over time, these conditions can lead to:
- Foundation settlement
- Structural cracking
- Uneven floors
- Door and window misalignment
By the time the homeowner began preparing the property for new tenants, it was clear that professional foundation repair would be necessary before interior remodeling could proceed.
The Challenge
Although polyurethane injection is a highly effective foundation repair method, several site conditions presented additional complexity.
Long-Term Soil Saturation
The prolonged plumbing leak caused localized soil saturation beneath the structure. Water infiltration can weaken soils by washing out fine particles and creating void spaces beneath a foundation slab.
These voids reduce the soil’s ability to support structural loads, leading to differential settlement in specific areas of the home.
Interior Structural Damage
Before contacting Helicon again, the property had experienced additional interior damage. A previous tenant accidentally caused a grease fire, forcing the homeowner to remove flooring materials throughout portions of the home.
Once the flooring was removed, it became clear that the slab had settled noticeably in two rooms of Unit B, particularly the bedroom and kitchen areas.
The homeowner also reported that the sliding glass door leading to the backyard no longer operated correctly, another common indicator of foundation movement.
Preparing for Future Renovations
The owner planned to install self-leveling mortar and new flooring, but doing so without stabilizing the foundation first would risk repeating the problem.
The foundation had to be stabilized before any cosmetic repairs could begin.
The Solution
Polyurethane Foundation Repair
After a detailed site evaluation, Helicon recommended a two-phase polyurethane injection program designed to stabilize both the soil beneath the structure and the concrete slab itself.
Two-part structural polyurethane injections are widely used in modern foundation repair projects because they can:
- Fill underground voids
- Stabilize loose soil zones
- Restore slab support
- Prevent further settlement
- Lift and level slabs when possible
Unlike traditional foundation repair methods that require excavation or structural demolition, polyurethane injection technology allows technicians to stabilize foundations with minimal disruption to the home.
Ground Penetrating Radar Analysis
Before beginning injections, Helicon technicians used ground penetrating radar (GPR) to scan the subsurface conditions beneath the slab.
This technology allowed the team to:
- Identify underground voids
- Map soil density variations
- Locate plumbing lines and utilities
- Plan precise injection locations
Using GPR ensured that the polyurethane injections would be delivered exactly where they were needed to stabilize the foundation.
Installation Process
The foundation repair process involved injections both outside the home to stabilize soils and inside the home to restore slab support.
Exterior Work
To address the weakened soils beneath the structure, Helicon performed soil injections totaling 560 pounds across 22 injection points.
These injections targeted the soil beneath and around the affected areas of the foundation. As the polyurethane expanded underground, it filled void spaces and compressed loose soil layers, creating a reinforced soil matrix capable of supporting the structure.
Interior Slab Work
Inside the home, technicians performed 99 pounds of polyurethane slab injections beneath the affected rooms.
These injections helped restore direct contact between the slab and the stabilized soil beneath it.
In some areas, the injections also had the potential to provide slight lifting of the slab, which could reduce the amount of self-leveling mortar needed during flooring installation.
Results and Structural Benefits
After the polyurethane injections were completed, the foundation system was significantly more stable. The soil beneath the home was densified, and voids were filled, restoring the structural support needed for the slab.
Key Benefits of This Foundation Repair
- Soil beneath the structure was stabilized
- Underground voids were filled
- Slab support was restored
- Settlement progression was halted
- Flooring renovations can proceed safely
The homeowner can now complete the interior renovations with confidence, knowing the underlying foundation has been professionally stabilized.
Why Professional Foundation Repair Matters
Attempting to repair visible cracks or install new flooring without addressing the root cause of settlement often leads to recurring problems. By reinforcing the soils beneath the foundation, Helicon ensured that the structure will remain stable for years to come.
