The homeowner had already seen signs of movement over time. Some of the perimeter stair-step cracks had been patched previously, which suggested the problem was not new. Instead, the visible cracking had likely developed gradually as support was lost beneath the home. By the time Helicon was called in, the situation had become more severe: the rear right corner had opened up enough to create a large visible crack, confirming that movement was not only ongoing but significant. 

At this stage, patching or cosmetic repair alone would have been ineffective. The homeowner needed a true foundation repair solutionone that addressed the underlying structural cause of the settlement, not just the symptoms on the surface. 

Why These Cracks Matter 

Hairline or stair-step cracking can sometimes look minor to homeowners, but certain crack patterns are classic signs of foundation movement. In block homes across Florida, stair-step cracks often indicate differential settlement, especially when they are concentrated in corners or along specific wall lines. 

In this Port Orange home, the warning signs were clear:

  1. The House Needed to Be Brought Back Toward Level

To achieve the best structural result, the team needed to bring the house back to level as part of the repair. That type of work requires more than equipment. It requires patience, coordination, and close control throughout the lift process.

The rear corner clearly needed deep foundation support, which is why push piers were the right fit. But the project also called for polyurethane injections inside and outside the home. That meant the repair team was dealing with two different layers of support problems: 

  • Deep structural load transfer for the corner footing
     
  • Shallow slab and soil stabilization to improve support around the affected area 

The repair had to address both. 

  1. Timing Was Critical

This was not an open-ended project. The homeowner had a real insurance deadline. The work needed to be completed quickly and correctly so the home could remain insurable. Push piers are steel underpinning elements installed vertically along the exterior footing and driven downward until they reach competent load-bearing soils. 

Once properly installed, they allow the weight of the home to be transferred away from unstable surface soils and onto deeper, more reliable strata. 

Benefits of Push Piers in This Case 

For this Port Orange project, push piers were the right solution because they could:

– Stabilize the settling rear right corner
– Transfer structural load to deeper bearing soils
– Allow for measured lift where the house responded safely

Helicon installed 4 push piers on the exterior of the home as the first phase of the repair. As the piers were brought into load, the team was able to lift the rear right corner of the home, improving alignment and reducing the severity of movement at the most distressed area. 

That lift was not just about appearance. It was part of re-establishing a stronger, more dependable structural position for the home. 

Why Polyurethane Injections Were Added After Underpinning 

Underpinning addressed the deep structural problem, but it did not fully solve the shallow support conditions beneath the interior slab and surrounding exterior soils. That is why Helicon followed the push pier installation with two-part structural polyurethane injections. 

This second phase served an important role in the overall foundation repair plan. 

Interior Slab Support 

The crew injected 20 pounds of structural polyurethane beneath the interior slab. These injections helped restore support under slab areas affected by settlement and reduced the risk of continued bridging over weakened soil. 

Exterior Soil Stabilization 

In addition, the team completed 6 exterior soil injection points totaling 180 pounds of structural polyurethane. These injections densified shallow weak zones around the exterior treatment area and reinforced the support condition near the affected corner. 

Why This Matters 

A successful foundation repair project often requires more than one technology. In this case:  

– Push piers stabilized the deep load path
– Polyurethane injections improved shallow support conditions 

That combination created a more complete stabilization strategy than either system alone could have achieved.

The Solution

Helicon’s repair plan followed a logical sequence designed to restore support from the ground up. 

Phase 1: Exterior Push Pier Installation 

The first step was to install the 4 push piers outside the home. These piers were advanced into competent load-bearing soils, then used to support and lift the rear right corner. 

Phase 2: Interior Slab Injections 

After the deep support system was established, the crew moved inside to place 20 pounds of structural polyurethane beneath the slab. This helped restore support where shallow subsurface loss may have affected the floor system. 

Phase 3: Exterior Soil Injections 

Finally, the team completed 6 soil injection points totaling 180 pounds outside the home to strengthen and densify the shallow support zone around the treated perimeter. 

This sequence matters because it addresses the deepest structural issue first, then improves the upper support conditions that can still affect slab performance and overall stability.
