Owner Goals:

1) Arrest movement by stabilizing the soil mass beneath the shallow footer.
2) Restore contact at the slab/foundation interface.
3) Keep the solution non‑invasive and fast‑curing so daily routines aren’t disrupted.
4) Backfill and dress the perimeter after injections to protect the stabilized zone.
5) Proceed with repainting on a substrate that’s no longer shifting.

The Challenge

Three factors drove the engineering approach and acceptance criteria:

 

  1. Shallow embedment + sandy soils. Shallow footers in loose, moisture‑sensitive sands are vulnerable to fines migration and voiding, especially where roof runoff concentrates. The plan had to re‑couple grains, increase near‑surface stiffness, and restore contact—without adding heavy mass.
  2. Runoff management (no gutters). In the absence of gutters, rainfall rakes the wall toe and slowly ravels backfill. Stabilization alone is insufficient without surface backfill and improved drainage housekeeping to lock in gains.
  3. Depth‑variable weakness. Probe checks showed layered stiffness – stronger pockets interlaced with weak horizons. A one‑size‑fits‑all dose risks creating hard spots; instead, depth‑tuned shots target the actual weak layers.

The Solution

Structural Polyurethane and Foundation Repair

Helicon executed a two‑tier program using two‑part structural polyurethane, engineered for void fill, soil coupling, and rapid cure.

1) Soil Injections

  • Scope: ~950 lbs across 19 soil injection points.
  • Depth Strategy: Layered dosing to match subsurface conditions; for example, ~20‑lb shots around 10 ft and ~30‑lb shots around 5 ft, depending on probe feedback, resin take, and resistance.
  • Mechanism: Low‑viscosity resin flows into low‑resistance pathways (voids, seams, organics channels) and expands to form a soil‑foam matrix that re‑couples grains and distributes loads evenly into the ground—without adding significant dead load.

 

2) Slab Interface Injections

  • Scope: ~15 lbs of polyurethane at the slab/foundation interface to eliminate bridging, re‑establish contact, and improve load transfer to the newly densified soils.
  • Controls: Technicians used short, metered shots with real‑time observation at cracks and cold joints to avoid over‑pressurization or over‑correction.

 

Results & Benefits

  • Movement stopped at treated locations. The garage‑side wall now bears on a uniform, densified platform, reducing the risk of continued settlement.
  • Crack drivers addressed. By stabilizing soils and restoring contact, the differential movement that created settlement cracks has been mitigated; cosmetic repairs can proceed with confidence.
  • Low disruption, fast delivery. No excavation; compact equipment; same‑day cure; minimal noise and dust.
  • Footer protected. Post‑work backfill restored cover over the shallow footer and safeguarded the newly stabilized matrix from weathering.
  • Long‑term value. Treating the cause (soil performance) prevents new cracks from telegraphing through future paint, protecting curb appeal and the homeowner’s investment.

 

Why “Stabilize First, Lift Second”

Chasing “perfectly level” on a weak base is a short‑lived fix. The durable sequence for shallow footers on Florida sands is:

  • Stabilize soils → close voids and tighten the near‑surface matrix.
  • Restore contact → ensure slabs and footers bear uniformly.
  • Lift carefully (if indicated) → consider micro‑corrections only where the wall/slab responds uniformly and finishes can tolerate movement.

This order protects finishes, avoids over‑correction, and prioritizes long‑term performance.
