Foundation Repair & Stabilization at The Landings Carriagehouse Condominium in Sarasota
Sarasota, FL
Market: Residential
Solution: Helical Piers and Permeation Grout
Services: Foundation Repair
The Project
The Landings Carriagehouse Condominium Association reached out to Helicon after one of their units began showing clear signs of foundation settlement. Large cracks were forming on interior walls, floors had become uneven and sloped, and residents were struggling to open and close windows and doors.
Concerned about the structural safety of the building, the Association sought a permanent solution to stop the damage from worsening. Helicon, Florida’s trusted name in foundation repair, soil stabilization, and concrete lifting, performed a detailed evaluation of the condo to identify the root cause and develop a restoration plan.
As with all of our projects, we began by using Ground Penetrating Radar (GPR) to map the subsurface conditions. This advanced imaging allowed our engineers to see the soils beneath the unit, locate hidden voids, and design a precise stabilization plan tailored to this specific site.
The Challenge
Interior foundation repairs present a unique set of challenges, especially in multi-family or condominium settings:
● Limited Space – Working inside a finished condo leaves little room for equipment and materials. Every movement must be planned to avoid disrupting the home’s interior.
● Risk of Damage – Even with careful planning, there’s always a higher risk of disturbing flooring, walls, or utilities during interior work.
● Complex Engineering – Installing deep foundation elements like helical piers under an interior floor requires precision and specialized equipment.
In this case, the situation was compounded by the fact that helical piers—a key part of the repair plan—are typically easier to install from outside a building. Driving them beneath a floor inside a condo meant Helicon had to design a customized approach to get the job done safely and effectively.
On the other hand, chemical grouting (soil stabilization using permeation grout) is generally more straightforward to perform indoors. Still, it requires expertise to ensure even coverage, proper injection depths, and minimal disruption to the surrounding structure.
The Solution
Helicon’s engineers devised a two-pronged stabilization plan to address both the foundation and the soils beneath it:
Step 1: Helical Pier Installation
We installed 46 helical piers with engineered brackets beneath the unit. These piers extend deep into stable soil layers, transferring the weight of the structure away from weak upper soils and effectively “anchoring” the building to more reliable strata below.
Because this was interior work, our team used specialized low-clearance equipment and followed a meticulous sequence to drive each pier at precisely the locations designated by the project engineer. This step halts any further settlement and restores the foundation’s load-bearing capacity.
Step 2: Permeation Grout Injection
After securing the structure with helical piers, we injected 1,500 gallons of permeation grout beneath the foundation. This grout is a low-viscosity material designed to permeate loose soils, fill hidden voids, and bind soil particles together, dramatically increasing their strength.
The volume of grout used in this project underscores the severity of the underlying soil instability. By combining deep foundation support with soil stabilization, Helicon ensured that both the structure and the ground beneath it were reinforced from top to bottom.
The Result
Upon completion of the project, the condo unit’s foundation was permanently stabilized. Residents and the Condominium Association now enjoy:
- Even, stable floors throughout the unit
- Improved operation of doors and windows, eliminating day-to-day frustrations
- Prevention of further settlement, protecting the building from additional damage
- Restored property value and peace of mind for both the resident and the Association
This project demonstrates Helicon’s ability to handle complex interior foundation repairs in occupied commercial or multi-family settings while maintaining safety and minimizing disruption.
Why Sarasota Properties Need Expert Foundation Repair
Sarasota, Bradenton, and Florida’s Gulf Coast are known for their sandy, moisture-sensitive soils. Factors that increase the risk of foundation settlement in this region include:
- Variable soil layers – Upper soils may be loose and unstable, while deeper layers are stronger.
- High water tables – Fluctuating moisture levels can erode or compact sandy soils, creating voids under foundations.
- Coastal storms – Heavy rains and storm surges accelerate soil washout, undermining slabs and footings.
These conditions mean property managers and condominium associations must be proactive about addressing foundation problems early. What begins as minor cracks or sticking windows can quickly escalate into major structural issues.
Frequently Asked Questions
How do I know if my condo needs foundation repair?
Common signs include cracks in walls or ceilings, uneven floors, doors or windows that stick, and gaps forming between baseboards and flooring.
Why use helical piers and permeation grout together?
Helical piers stop settlement by transferring the building’s load to stable soils. Permeation grout strengthens and stabilizes the soils themselves, filling voids and reducing the risk of future erosion. Together, they create a comprehensive solution.
Will residents need to vacate during repairs?
In many cases, Helicon can complete interior foundation work with minimal disruption. Each project is evaluated individually to balance safety, timeline, and resident convenience.
